Prices and rules reviewed October 2026

3-ton AC condenser with air handler, Florida
$9,000 – $12,000

HVAC.com puts a typical Florida replacement, a 3-ton outdoor condenser with a new indoor air handler, at $9,000 to $12,000 installed, and a 3-ton heat pump with air handler at $9,500 to $12,500. National guides that price the AC unit alone come in lower: HomeGuide's range is $5,000 to $8,300 for a standard system, excluding duct work. Local contractors' published prices in the cities below fall on both sides of the Florida figure.

Florida AC cost by system

Central AC and heat pump ranges are HVAC.com's Florida figures (April 2025). The mini-split range is HomeGuide's national figure for one zone (October 2025). City pages use local contractors' prices where they publish them.

Florida rules that change what you pay

Efficiency minimums

Florida is in the Department of Energy's Southeast region. A new split-system air conditioner under 45,000 Btu/hr (under about 3.75 tons) installed on or after January 1, 2023 must be at least 14.3 SEER2; larger ones, 13.8 SEER2. Split heat pumps must meet the national 14.3 SEER2 and 7.5 HSPF2.

Permits for a change-out

Plan on a permit. Tallahassee's code requires a mechanical permit whenever AC equipment is changed out, and Cape Coral and Miami both have their own AC change-out permit applications. Your contractor normally pulls it; each city page links the permit office.

The refrigerant change

New home AC and heat pump systems made from 2025 on use lower-impact refrigerants. In May 2026, EPA removed the January 1, 2026 installation deadline for older R-410A equipment, as long as it was made or imported before 2025, so contractors can keep installing that stock until it runs out. Ask which refrigerant a quoted system uses.

Utility rebates

Rebates depend on your electric utility, not your city: Tampa Electric (up to $550 for heat pumps), Duke Energy Florida ($300 to $1,000), FPL ($200 through participating contractors), OUC ($45 to $1,150), and City of Tallahassee Utilities ($100 to $350, plus 5% loans). Most require 15.2 SEER2 or better. We couldn't confirm JEA's current amounts, and GRU didn't list an AC rebate.

The federal tax credit ended

The Energy Efficient Home Improvement Credit, which paid up to $2,000 for heat pumps and $600 for central AC, covered property placed in service through December 31, 2025. Systems installed in 2026 don't qualify.
