What affects AC prices in Bradenton
- A complete quote covers more than equipment. The 28th Street East company says a legitimate quote includes the permit, the tie-downs, and the inspection, and that coastal-rated condensers and 16 to 18 SEER2 systems cost more.
- Heat pumps cost a little more up front. The same company puts them about 5 to 10% above a straight-cool system.
- Repair prices vary widely by company. A Sarasota company on Independence Boulevard prices a compressor or coil at $3,000 to $4,000 installed. Get two prices on a big repair.
- The city's permit is a flat fee. Bradenton charges $120 for a residential mechanical permit, plus state surcharges.
AC permits in Bradenton
- The city's Building and Permitting Division is at 101 Old Main Street; Building Division: 941-932-9414. Applications go through the city's Accela Citizen Access portal, and contractors have to register there first.
- Residential AC permits are issued over the counter unless there's gas work or a private provider, according to the city's mechanical permit form. The application needs an AHRI certificate and should say whether it's a new or like-for-like change-out and whether ductwork is involved (for rooftop units, whether the stands are new or existing).
- The residential mechanical permit is $120 under the city's fee schedule effective July 1, 2026. A Notice of Commencement is required once an AC repair or replacement passes $7,500, filed with the Manatee County Clerk (city FAQ).
- Florida's $7,500 permit exemption doesn't cover mechanical work or homes in a flood zone, the city says (exemption notice).
- Unincorporated Manatee County permits through the county's Building Division in Lakewood Ranch, (941) 749-3012. Its fee schedule lists an express residential AC change-out at $62, or $48 with a virtual inspection.

- FPL serves Bradenton. It credits $200 per qualifying unit on the invoice when a Participating Independent Contractor replaces the whole system with one at least one SEER2 point above the federal minimum (program standards).
- The city's 2026-2029 SHIP plan offers owner-occupied rehab of up to $75,000, and for wood-frame homes built before 2002 it limits repairs to roofs and HVAC. Its emergency repair grant, up to $15,000, includes HVAC repairs. The plan doesn't say when applications open; ask the city's housing office at 941-932-9400.
- Manatee County's housing repair program is only for homes in unincorporated Manatee County or Palmetto, and it's closed.
- The federal tax credit for heat pumps and central AC ended for equipment placed in service after December 31, 2025, according to the IRS.
Rebates and assistance programs open, close, and change as funding allows. Confirm current status with the program before you plan around it. Details reviewed October 2026.
Choosing an AC replacement company in Bradenton
Bradenton's paperwork starts early: a Notice of Commencement kicks in once an AC replacement passes $7,500.
- If your job is over $7,500, ask who will record the Notice of Commencement with the Manatee County Clerk and give the city its certified copy.
- Ask whether the company is registered in Bradenton's Accela portal. Contractors have to register before they can apply for a city permit.
- Check the license on MyFloridaLicense.com. For a central AC you want a Class A or B air-conditioning contractor or a mechanical contractor; a Class C license covers servicing only (s. 489.105).
- Any home improvement contract over $2,500 must include a notice about Florida's Homeowners' Construction Recovery Fund (s. 489.1425). If it's missing, ask why.
