What affects AC prices in Naples
- Flood zones raise the bar, literally. The city says over 90% of Naples addresses are in FEMA's special flood hazard area, and its mechanical permit sheet requires new equipment in AE, AH, and VE zones to sit at the base flood elevation plus one foot. Ask whether a quote includes raising the condenser.
- Newer refrigerants cost more. The Panther Lane company says equipment using R-32 or R-454B adds 10 to 20% over older models.
- Coastal homes may pay more. A Cape Coral company says coastal installs may cost 5 to 10% more for corrosion-resistant coil coatings, about $300 to $800.
- Ductless systems price by zone. The Panther Lane company lists $6,500 to $9,500 for two zones and $9,000 to $14,000 for three.
AC permits in Naples
- Inside city limits, the City of Naples Building Department at 295 Riverside Circle handles change-outs, and every permit application is filed electronically through the city's public portal. Permitting: 239-213-5020.
- The city's like-for-like replacement application asks for an AHRI certificate and is notarized. Its 2025 fee sheet lists $40 for the first unit, $20 for each additional unit, $60 per inspection, and a 6% electronic permit surcharge.
- At final inspection the AHRI rating has to be on the air handler or in the permit bag, the new unit can't be louder than 60 decibels at the neighbor's property line, and it has to be screened from view (city mechanical application).
- In unincorporated Collier County, a like-for-like replacement of up to 5 tons is a self-issued permit on the county portal, for $60 under its fee resolution. Owner-builders, roof-mounted units, size changes, duct changes, and new mini-splits go through review instead.
Rebates and help paying in Naples
- FPL serves Naples, while LCEC serves Marco Island, Immokalee, and Everglades City. FPL credits $200 per qualifying unit on the invoice when a Participating Independent Contractor replaces the whole system with one at least one SEER2 point above the federal minimum (program standards).
- Collier County's SHIP Owner-Occupied Rehabilitation program, which covers the City of Naples, offers 0% deferred loans of up to $75,000 when funds are available. The page doesn't say whether AC replacement qualifies on its own, so ask.
- The federal tax credit for heat pumps and central AC ended for equipment placed in service after December 31, 2025, according to the IRS.
Rebates and assistance programs open, close, and change as funding allows. Confirm current status with the program before you plan around it. Details reviewed October 2026.
Choosing an AC replacement company in Naples
In Naples the inspector looks at more than the equipment: noise, screening, and, in flood zones, height.
- Ask whether the company will meet the city's 60-decibel limit at the property line and screen the new unit. Both are checked at the final inspection.
- Contractors working in the city register their license and insurance with Collier County Contractor Licensing, (239) 252-2431. Check the state license on MyFloridaLicense.com too; a registered license only covers the area where it was issued (s. 489.105).
- In a flood zone, get the condenser height in writing. Equipment has to sit at the base flood elevation plus one foot in AE, AH, and VE zones.
- Watch the deposit. A contractor who takes more than 10% up front has to apply for the permit within 30 days and start within 90 days after it's issued, unless you agree in writing to longer (s. 489.126).
