What affects AC prices in Sarasota
- Efficiency adds up fast. Against a 14.3 SEER2 base, the International Place company adds $1,250 to $1,900 for 16 SEER2 and $3,600 to $5,200 for a 20+ SEER2 variable-speed system.
- Living near the water costs extra. The same company says coastal coatings add $550 to $950 for homes within about 5 miles of the coast.
- Repairs are worth pricing on younger systems. A North Venice company lists a compressor at $1,500 to $2,800 and a condenser fan motor at $350 to $700. A Sarasota company on Independence Boulevard puts a leak repair and recharge at $450 to $1,200 and a blower motor at $550 to $950.
- Permit estimates differ by company. The International Place company figures $150 to $300 for Sarasota or Manatee permits, while the Independence Boulevard company puts a City of Sarasota mechanical permit at $75 to $150. Ask what your quote assumes.
AC permits in Sarasota
- Inside city limits, City of Sarasota Building and Permitting is at 1575 2nd St., 2nd floor. Permitting: 941-263-6494; inspections: 941-263-6418.
- AC change-outs are filed through the city's Citizen Services Portal, which offers an over-the-counter permit application type; call 941-263-6494 to confirm it applies to your job.
- The city's AC change-out application (updated July 2024) asks for the contractor's city registration and state license, plus the brand, tonnage, SEER, and where the unit sits: roof, stand, pad, or elevated pad. A change-out valued at $15,000 or more needs a Notice of Commencement.
- Flood rules can change the job. Under the city's substantial improvement package, HVAC costs count toward the 50% threshold, and a substantially improved or damaged home must have its heating and cooling equipment raised to or above the 100-year flood level.
- Unincorporated Sarasota County permits through its Planning and Development Services, 941-861-5000. The county's $7,500 exemption bulletin excludes mechanical work, and its building page says a flood-damaged outdoor HVAC unit in a flood zone must be elevated when it's replaced.
Rebates and help paying in Sarasota
- FPL serves Sarasota. It takes $200 off the invoice for each qualifying unit when a Participating Independent Contractor replaces the whole system with one at least one SEER2 point above the federal minimum (program standards). Heat pumps qualify; window units and single-zone mini-splits don't.
- The City of Sarasota's housing office says it has no funding for home rehabilitation at this time. It points residents to the county's housing office, Habitat for Humanity's Critical Repair program, and My Safe Florida Home.
- Sarasota County's SHIP repair program offers 0% deferred loans for owner-occupied rehab in the county (notice dated Nov. 3, 2025). Neither notice mentions AC.
- The federal tax credit for heat pumps and central AC ended for equipment placed in service after December 31, 2025, according to the IRS.
Rebates and assistance programs open, close, and change as funding allows. Confirm current status with the program before you plan around it. Details reviewed October 2026.
Choosing an AC replacement company in Sarasota
AC change-outs in Sarasota may qualify for expedited over-the-counter permits, so a job can move quickly. Spend a few minutes on these checks first.
- The city's permit application asks for the contractor's City of Sarasota registration number as well as its state license. Ask for both before you sign.
- Look the state license up on MyFloridaLicense.com. Certified licenses are good anywhere in Florida; registered ones only where they were issued (s. 489.105).
- In a flood zone, ask where the new unit will sit and whether it needs an elevated pad or stand. The permit application asks for the placement.
- Watch the deposit. A contractor who takes more than 10% up front has to apply for the permit within 30 days and start within 90 days after it's issued, unless you agree in writing to longer (s. 489.126).
